Protect What Matters
During your move, you may be contacted by our referencing partner about setting up tenant insurance. While it’s not compulsory, we strongly recommend having cover in place to protect your belongings and provide liability protection during your tenancy.
If you’d prefer, we can also refer you directly to our trusted insurance partner, who offers flexible, tenant-friendly policies at competitive prices.
You’re under no obligation to purchase insurance through either route — the choice is entirely yours.

When applying to rent a property through Lang Llewellyn & Co, you’ll be asked to pay a holding deposit — this reserves the property while we carry out the application process.
💰 How much is the holding deposit?
The maximum amount we can request is one week’s rent for the property:
Monthly rent × 12 ÷ 52 = One week’s rent
What Happens Next
Once your holding deposit is received, we’ll begin the referencing and tenancy setup process. By law, this should be completed within 15 days, unless a longer timeframe is agreed in writing. You’ll find this timeframe confirmed in your ‘Subject to Contract’ Acceptance Letter, which will be emailed to you.
When Is the Holding Deposit Refunded?
✅ You’ll get your holding deposit back if:

The landlord chooses not to proceed with the tenancy (for reasons unrelated to your application)

You proceed to a successful tenancy — in which case, your holding deposit will be credited towards your first month’s rent
When Is the Holding Deposit Not Refunded?
❌ Your holding deposit may be retained if:

You decide not to move forward with the tenancy

You unreasonably delay providing required information or documents

You provide false or misleading information

You fail Right to Rent checks under the Immigration Act 2014
In any case where your holding deposit is not refunded or credited, we will always provide written reasons within 7 days.
No Hidden Fees
We never charge tenant fees for applying. However, if you later breach your tenancy agreement, charges may apply as allowed under the Tenant Fees Act 2019. These will always be explained clearly and only apply if necessary.
