Nationwide recorded a 0.1 percent decline in average UK house prices in August, bringing the figure to approximately £271,079. Year-on-year growth eased to around 2.1 percent, down from 2.4 percent in July.
Affordability pressures persist. First-time buyers are now spending roughly 35 percent of take-home pay on mortgage repayments, well above the long-run average of 30 percent, limiting demand despite lower interest rates.
ONS data for the year to July 2025 shows average UK private rent at £1,343 per month, up 5.9 percent from a year earlier, a slowdown from June’s 6.7 percent growth.

Cornwall’s average private rent stood at £972 in July, a rise of 8.0 percent on the year.
Cornwall’s average house price was £273,000 in June 2025, a 3.3 percent fall compared to June 2024.
Rightmove data shows a higher rolling average of £340,719, while August asking prices dipped by around 1.2 percent to £373,709. Annual growth is now flat at 0.1 percent.
Cornwall asking prices have softened slightly, but agreed sales are up around 5 percent year-on-year and buyer enquiries up 6 percent. Despite affordability pressures, demand remains steady, and well-priced homes are still moving.

The average sold price in Falmouth over the past year is around £379,000, a modest increase compared with last year. Detached homes average about £527,000, while semi-detached are around £362,000. Terraced properties sit closer to £332,000 and flats average £248,000.
Rental Market
One-bed flats in central Falmouth typically rent between £750 and £850 per month. Two-bed flats and smaller houses average around £1,000 to £1,100, while three- and four-bed family homes often achieve between £1,400 and £1,700 depending on condition and proximity to the university or waterfront.
Supply and Demand
Demand in Falmouth is consistently high thanks to its student population, thriving tourism sector and popularity with relocating families. Well-located two- and three-bed homes are especially sought after, with rental properties near the university often letting quickly. Sales activity remains steady, though affordability continues to shape buyer behaviour.
