And it’s no surprise. With pet ownership on the rise – particularly post-pandemic – more tenants are searching for homes where their furry companions are welcome. But for landlords, it’s not always a straightforward decision.

If you’re letting a property in Falmouth, Penryn, Truro, Helston and St Austell, here’s a clear look at the pros and cons to help you make an informed choice.

The pros of allowing pets

  1. Wider pool of tenants
    By welcoming pets, you instantly increase your chances of attracting high-quality applicants. Many pet owners are long-term renters who struggle to find suitable homes – and are often willing to pay slightly more or stay longer once they find a good one.
  2. Longer tenancies

The cons of allowing pets

    Even the best-behaved pets can cause damage – scratched flooring, chewed woodwork, or lingering odours. It’s important to budget for this in your long-term maintenance plan.
  2. Limitations due to leasehold or insurance
    If your property is leasehold, the head lease may forbid animals entirely. Some landlord insurance policies may also have restrictions or higher premiums if pets are allowed, so it’s worth double-checking the terms.
  3. Potential for complaints
    Noise, smells, and allergies can be a concern for neighbours or future tenants. Make sure any permission you give is conditional and specific – you don’t have to allow all pets or types of animal.
  4. Difficulty reclaiming deposits
    Under the Tenant Fees Act 2019, landlords can’t charge extra deposits specifically for pets. Any damage must be claimed from the main deposit – so thorough inventories and regular inspections are essential.

So, what’s the right answer for you?
