Essential Summer Property Maintenance Jobs

Summer is the ideal time to take care of property maintenance tasks and ensure that your rental property stays in good condition. It is much easier to complete a variety of maintenance tasks to safeguard your property from the elements when the weather is nicer and the daytime hours are longer.

Gutters

The unpredictable UK weather means that leaves and other debris accumulate in gutters quite quickly. During the summer, make sure to regularly check and clear the gutters to avoid obstructions that could result in water damage to your property. To ensure effective water drainage, tighten any connections that are loose or have leaks. To reduce future maintenance needs and debris buildup, think about installing gutter guards as well.

Exterior

The exterior of your property can suffer in our damp climate. Examine the exterior of your property for indications of deterioration, such as peeling paint or rotting wood. Any damaged areas need to be fixed promptly to prevent further damage. In order to protect your property’s exterior walls and help maintain its kerb appeal consider repainting it regularly.

Windows and Doors

Look for cracks, broken seals, and draughts. Weatherstripping can be replaced or repaired to improve your property’s energy efficiency. To ensure hinges and locks work smoothly, make sure you lubricate them regularly. Clean the window tracks so that they slide easily.

Garden

Summer is when gardens and lawns flourish. Encourage your tenants to water the plants frequently, make sure the lawn is regularly mown, and trim back overgrown plants. To keep them in check and to prevent them from obstructing buildings or power lines, prune trees and hedges. You will also need to keep on top of weeds in order to maintain the tidy appearance of the outdoor areas.
