When purchasing a property, it is important to ask relevant questions during the viewing process. Asking appropriate questions can help you to gather key information, enable informed decisions, and help avoid potential issues in the future. Here are the five necessary questions to ask during a property viewing.

1. Why is the owner selling?

One thing to consider during a property viewing is the reason behind why the owner is selling. This question can provide an insight into the property’s history and potential concerns, allowing you to assess whether any pressing issues may impact your decisions.

2. How long has the property been on the market?

This question provides an indication of the property’s market demand and offers and idea into the interest it has gained from potential buyers before to your viewing. If a property has remained on the market for a long time, it may indicate potential concerns such as overpricing, structural drawbacks, or a less desirable location for buyers. It is also important to ask about any alterations to the property’s value and establish the stability of your potential investment. Online property websites often tell you how long a property has been on the market with that particular agent.

3. What is included in the sale?

It is necessary to ask about what is included within the sale agreement prior to making any commitments. This makes it clear as to which fixtures and fittings are included within the sale price. Make sure you inspect all items included in the sale so that you are getting the correct value for your money.  

4. Have any major renovations been made?

Having knowledge of recent renovations allows you to make informed decisions on potential maintenance and repairs, as well as any associated risks coming from the alterations. It is also essential to ask whether the seller intends to carry out any further repairs before moving out, therefore allowing you to know the condition of the property upon your move-in day.

5. Which way does the garden face?

The seemingly minor detail of the garden’s direction can majorly influence your overall living experience. This could also be done by using a compass app on your phone. The direction of the garden directly impacts the duration and intensity sunlight it receives throughout the day. Many plants flourish under particular lighting conditions, making it essential to understand the garden’s orientation to assess its compatibility with your gardening requirements. The garden’s direction can also have an impact on the amount of sunlight certain rooms in your house receive day to day. For example, some people may prefer more natural sunlight in their living room during the day.
