Don’t miss out on letting your property while you’re on holiday

Are you planning a well-deserved holiday but are worried about your absence affecting your chances of letting your property? To ensure your rental property remains viewing-ready while you are away we have five essential tips.

Keys And Locks

Using a trusted letting agent like Lang Llewellyn & Co means that potential tenants can be shown around your property while you are away, ensuring that there is no delay in letting your property. To enable your letting agent to show off your property in your absence, make sure that you leave a full set of keys and instructions on how to open any tricky locks/turn off the alarm.

First Impressions Count

Creating a warm welcome for potential tenants is crucial. Leave blinds, internal doors, and curtains open to allow plenty of natural light to flood your property. Arrange for your letting agent to collect any post and leave it in a pre agreed location in your property so as to avoid it piling up between viewings. To keep the outdoor areas looking their best, organise for someone to water the plants regularly. 

Tidy

Ensure your property is viewing-ready before you leave. Clean the bathroom and kitchen, keeping essentials like cleaning materials out of sight. Vacuum the floors, clear surfaces, and tidy away any clutter. If there is garden furniture at your rental property, leave it set up but store away non-waterproof seat covers and cushions.

Air

Many people like to open their windows before viewings to allow fresh air to fill their property, especially if it is currently unoccupied. Also popular is buying fresh flowers to lightly scent the air. However, while fresh flowers are lovely, they won’t last until your return. If your holiday is longer than a few days, consider other methods to keep the air fresh for potential tenants. Leave your windows locked in the ventilation position to allow a constant flow of fresh air, and strategically place a couple of reed diffusers to infuse the air with a light, fresh fragrance. Most importantly, make sure that before you leave, the fridge, fruit bowl, and vegetable rack are empty and clean, and definitely don’t forget to empty the bins!

Stay in Touch

While you enjoy your holiday, make sure that you maintain open communication with your letting agent. Let them know the best ways to reach you, such as email, WhatsApp, phone, or text, and make sure that they know your time zone so that they know when it will be an appropriate time to contact you with any queries.
